1.ThisagreementinonlyvalidifLEEEisrenewedandextendedfortheleaseperiod.

6.ThattheLEORherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandOnly)fromtheLEEEasFIXEDEDPOSITSECURITYwhichshallberefundedtotheLEEEongivingbackthevacantpoeionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,GasandTelephonechargesetc,agaittheDEMISEDPREMISES.
THELEEEHERBYCONVENANTSWITHLEORASFOLLOWING:
1.TopaytotheLEORtherentherebyreservedinthemaerbeforementioned.
2.ThattheLEEEshallnotatanytimeduringtheterms,withoutthecoentinwritingoftheLEOR,pulldown,damagesormakeanystructurealteratiototheDEMISEDPREMESESprovidedalways,theLEEEshallhavegowriteitallanyfixturesandfittingsexcludingair-conditionersintheDEMISEDPREMESES,todetachandrepoethesamesubjecttotherestorationoftheDEMISEDPREMESEStotheirori www.xxk123.com (www.xxk123.com)ginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.
3.TousetheDEMISESPREMISESforresidentialpurposeandwouldnotbeusedforacommercialpurposetheDEMISESPREMISEwouldnotbeusedoccupiedbyMr.****

4.Nottosubletthewholeoranypartofthepremises.
5.TopayregularlythebillsforElectricity,Gas,WaterandTelephonechargesinreectoftheDEMISEDPREMISES.AcopyofallthepaidutilitybillbeforwardedtotheLEOReverythreemonthregularly.Incaseofdiscoectionofanyfacilityduetonon-payment,LEEEwillbereoibletogetthemrestoredandpaythesame.AllduesmustbeclearedbeforetheexpiryoftheLEASE.
6.TheLEEEshallkeepandmaintainthesaidpremisesingoodandtenantableconditioduringthetenureofthelease.
THELEORHEREBYCONVENANTSWITHTHELEEEASFOLLOWING:-
1.Topayallexistingandfuturerate,taxesaementsandotherchargesofapublicnaturewhetherimposebytheMunicipality,GovernmentoranyotherauthorityinreectofDEMISEDPREMISES.
2.NottoerectorsetupabuildingorstructureontheDEMISESPREMISESnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittencoentoftheLEEE.
ITISHEREBYDECLEARANDMUTURALLYAGREEDBETWEENTHELEORANDLEEEAFOLLWING:=
1.TheLEEEandtheLEORshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveONE(1)monthnoticeinadvancetoeitheroftheparties.
